NHS of Greater Berks, in partnership with New Kensington Community Development Corporation and HACE, proudly joins the NeighborhoodLIFT program in collaboration with Wells Fargo and NeighborWorks America. The NeighborhoodLIFT program offers homebuyer education plus $15,000 for eligible homebuyers to use toward down payment and/or closing costs on qualified homes.

Philadelphia NeighborhoodLIFT Down Payment Assistance will be available beginning October 11, 2021 9:00 a.m.

You can visit this website to verify your eligibility and submit a request for funds of $15,000 in down payment and/or closing cost assistance beginning October 11, 2021. The initial intake period will remain open until 9:00 a.m. on Monday, October 18, 2021. Interested homebuyers can submit the required information at any time during this window. Additional funds will be available for request the week of November 1-November 8 and the week of November 22-November 29.

Get ready for the NeighborhoodLIFT Program by completing these steps prior to October 11
Complete eight hours of homebuyer education with an agency that is eligible for the NeighborhoodLIFT program.

Meet the income requirements for the program. All borrowers’ annual income must be at or below $54,000.
NeighborhoodLIFT Program Information
Provides homebuyer education to prepare potential homebuyers for homeownership
Provides eligible homebuyers with $15,000 in down payment and/or closing cost assistance on eligible properties
Assistance is not limited to first-time homebuyers
All borrowers’ annual income must be at or below $54,000
Properties for the program must be:

  1. Located in the city limits of Philadelphia
  2. The primary, owner-occupied home of the borrowers
  3. A single-family home (attached or detached), 2- 4-unit home, condominium, townhome, PUD, co-op, land trust or qualified manufactured home

NOTE: Please coordinate with NHS of Greater Berks, your first mortgage lender and real estate agent as closing dates may need to be adjusted due to demand and capacity. Once you are notified you have been selected to move forward with the program, you will need a minimum of 30 days to close.

Visit this site beginning October 11, 2021, to complete the following steps and take an eligibility questionnaire to see if you meet the requirements to request down payment assistance and submit your request for funds. If the number of requests exceeds the amount of funds available, random selection will be used and a limited number of individuals will be notified by the end of the day on October 19 with their next steps to move forward in the program. Those who are determined to be eligible will be issued a 90-day LIFT Qualification/Reservation for down payment assistance within 10 business days of a complete application. Be sure to check the spam or junk mail folder in your email. All communication will be from NHS of Greater Berks.

What Happens Next?

If you are NOT selected to move forward in obtaining funds, you will be notified by email by the end of the day on Tuesday, October 19th.

If you ARE selected to move forward in obtaining funds, you will be notified by email by the end of the day. You will receive an email with the steps you are required to take to move forward. You will have 72 hours to complete the required next steps after you receive the email notification that you were selected. Once you have been selected to move forward, you will need to upload verification of your income. We will process files as they are received, and processing may take up to 10 business days. Missing information or documentation will cause a delay in processing, so please be sure to provide all requested information. Once NHS of Greater Berks has verified your eligibility for the NeighborhoodLIFT down payment assistance, you will receive a 90-day LIFT Qualification/Reservation Letter stating that funds will be reserved in your name. You will have 90 days to shop for a home and execute a purchase-and-sale agreement (contract) on an eligible home.

Homebuyer Education vs. Home Ownership Counseling. Know the difference!

Ready to buy a home? Homebuyer Education (HBE) – homebuyer informational sessions that teach prospective homeowners about the requirements for buying a home, the steps involved and how to protect your investment. It is designed for borrowers who are ready to qualify for, or already have, a mortgage pre-approval from a lender. An eight-hour Homebuyer Education course is required to request NeighborhoodLIFT down payment and/or closing cost assistance. A list of participating homebuyer education providers will be available soon.

Not sure if you’re ready to buy a home, or want to learn more? Home Ownership Counseling – provides help with budgeting, credit, and information on the homebuying process. It is designed to help potential homebuyers begin the homebuying process. Home Ownership Counseling is not required to request NeighborhoodLIFT down payment and/or closing cost assistance.
